Optimalisasi Waktu Dan Biaya Menggunakan Metode Time Cost Trade Off (TCTO) (Optimizing Time and Costs Using Time Cost Trade Off Methods)

Abstract

Construction area takes a lot of effort to improve the quantity and quality of work, both in terms of construction management and structure so as to improve and achieve better working results. Delays in project work can be overcome by the acceleration of the implementation. The purpose of this study is to calculate the cost of the project and calculate the duration (time) the optimum completion of the project before and after crashing was done by comparing several alternatives, namely overtime 2 hours, 3 hours and 4 hours. In Aisyiyah mosque construction project delays in implementation caused by several factors. With their limited manpower, the alternative that can be used is to increase working hours (overtime). To perform additional analysis of working hours with costs incurred can be done with the Exchange Method Time and Cost Analysis (Time Cost Trade Off). The result of data anaysis in the development Aisyiyah Mosque shows that the acceleration conduted result in the decreased indirect cost and the decreased in the project’s total expense. Form the result of calculation, it is obtained that the optimum project completion time is 122 days decreased 32,23% with total expense of project of Rp 1.295.297.580. Meanwhile, the normal completion time is 180 days with total expense of project of Rp 1.303.000.000. So that, there is a decrease in duration of 58 days and there is cost saving of Rp 7.702.420.
